Electrical Inspection Certificates

Government regulations introduced in June 2020 require landlords of privately rented accommodation to have the electrical installations in their properties inspected and tested by a qualified professional, at least every five years. The electrical safety report (Electrical Installation Condition Report/EICR) can then be provided to tenants or local authorities if it is requested.

At Brightech our qualified technicians are competent registered electricians so you can trust that their work will be completed to match the UK regulations established in the BS 7671 Requirements for Electrical Installations (IET Wiring Regulations).

What can be expected in an EICR inspection?

Our electricians will inspect and test ‘fixed’ electrical installations throughout the property, including permanently connected electrical fixtures. This includes:

  • Wiring Systems
  • Sockets and switches (including residual current devices for outdoor sockets)
  • Lighting fixtures
  • Fusebox, trip switches and fuses
  • Equipment like extractor fans, electric showers and charge ports for electric cars

The technicians will also carry out a number of inspections to make sure the property is functional and safe for use. This includes:

  • Earthing and bonding
  • Making sure no electrical installations are overloaded
  • Looking for potential fire or electric shock risks
  • Checking for signs of degradation or wear and tear in electrical installations
  • Any changes in the premises’ usage that have resulted in, or may result in, hazardous situations.

After the inspection the electrician will provide a certificate including fault codes for any issues discovered that could make the property unsafe. If there are any electrical installations found to have dangerous issues, they will be marked as ‘unsatisfactory’ and it is critical that they are fixed or replaced urgently to ensure the safety of the property.
